KFG Investment Company is pleased to provide our multifamily property acquisition objectives.

APARTMENT INVESTMENT STRATEGY

Looking to provide income & appreciation.  Focus on core acquisitions of assets that may or may not be stabilized, but provide a value added component that can be achieved utilizing our property and asset management expertise.

TRANSACTION TYPE AND SIZE

Individual property acquisitions and equity investments with select operating partners for either individual property or entity level investments.  Individual property acquisitions from $3 to $20,000,000.  Equity investments from $3 to $10 million.  Larger opportunities will be considered.

PREFERRED PROPERTY TYPES

Class "B" apartments in selected infill submarkets throughout Southern California

Size ranges will be targeted as follows:

  1. Direct acquisitions of buildings between 40 to 100 units (50-75 preferred)

  2. Clustered acquisitions of buildings between 16-40 units in selected markets

Age 1980 or newer

Avoid rent control and high crime areas

PML under 20%, with good structural components and adequate parking.

Targeting workforce housing in infill, supply constrained submarkets that offer long term job growth potential and access to transportation corridors (Freeway and feeder streets)

Good unit mix of floor plans and amenities, avoiding a heavy concentration of studio units.

Seeking buildings where we can enhance the branding of the property through exterior cosmetic enhancements and improved unit interior finishes.
